Homes for Sale FAQs

  • What is a house and land package?

Choosing the right location and a home design to match can be one of the most complex parts of the building process. At G.J. Gardner Homes, our house and land packages are designed to remove the guesswork, providing a practical and efficient path to owning a brand-new home shaped around you.

A house and land package offers a simplified way to buy. While the process involves two separate contracts—one for the land purchase and one for the construction of your home—this structure is specifically designed to benefit the buyer. By securing the land first, you often achieve significant stamp duty savings, as you typically only pay duty on the land value rather than the finished house. This “split contract” approach also allows for more flexible financing through a construction loan, where you only pay for the build as it progresses.

Whether you are looking for your first home or your next investment, our packages offer the fixed-price certainty and quality you need to build with confidence.

  • Why should I choose a House & Land Package?

Financial Transparency: Know the total cost of your project upfront with a fixed-price build contract, making it easier to manage your budget and secure finance.

Significant Savings: Potentially save thousands in upfront costs by paying stamp duty only on the land component of your package.

Expertly Paired Designs: We select home designs that are specifically suited to the block’s size and orientation, ensuring you get the most out of your land.

Simplified Process: We handle the logistics of finding a block and ensuring the house fits perfectly, saving you the time and stress of coordinating multiple parties.

Modern Features & Inclusions: Our packages are designed for today’s lifestyle, featuring open-plan layouts, energy-efficient designs, and the latest interior finishes.

  • How does financing work for a house & land package?

Financing is typically structured as two separate loans that are bundled into one overall lending arrangement:

A Land Loan: This settles first so you can take ownership of the block.

A Construction Loan: This covers the cost of building your home. Repayments on the land usually begin once the land settles. For the build, you don’t pay the full amount upfront; instead, your lender releases funds in stages as construction progresses.

  • How do construction loan payments work?

Construction loans use a “drawdown” system. Your lender makes payments directly
to the builder at the completion of major milestones, such as:

    • Slab (The foundations)
    • Frame (The skeleton of the house)
    • Lock-up (Windows, doors, and roofing)
    • Fixing (Internal fittings and plastering)
    • Completion (Final touches and handover)

A major benefit here is that you usually only pay interest-only repayments on the amount that has been drawn down so far, helping you manage your cash flow while you wait to move in.

  • When do I pay stamp duty?

In most cases, you only pay stamp duty on the land component of the package. Because the house hasn’t been built yet when the land contract settles, the “value” of the transaction for tax purposes is much lower. This can save you thousands of dollars compared to buying an established house where stamp duty is calculated on the total property value.

  • Can first home buyers use grants or government schemes?

Yes, house and land packages are one of the most common ways to access government support. Depending on your state, you may be eligible for:

    First Home Owner Grant (FHOG):
A lump-sum payment to help with the cost of building.

    First Home Guarantee (FHBG):
Allows you to buy with as little as a 5% deposit without paying Lenders Mortgage Insurance (LMI).

    Stamp Duty Concessions:
Many states offer full or partial exemptions for first-time builders.

Eligibility criteria and grant amounts vary by state, so it’s important to check what applies to your situation.

A mortgage broker or lender experienced in house & land packages can guide you through:

    Structuring the loans correctly

    Understanding repayments and progress payments

Checking eligibility for grants and guarantees

Your local G.J. Gardner Homes office can also help point you in the right direction.

  • What does house and land pricing vary?

G.J. Gardner house & land package pricing will vary greatly depending on the land, the design, and any customisations you choose.

Note that package pricing does not include stamp duty, legal fees, or conveyancing costs. Other services such as soil testing, engineering and landscaping of the property may also be an additional cost.
