Custom builder G.J. Gardner launches a gated enclave of ranch patio homes at Buffalo Run Golf Course from $290s

Custom builder Bill Anner loves the wide-open home sites in Adams County around Brighton (he's done 14 customs there this year), but today he's moving into new territory with something many Adams County area buyers have been asking for. At 10 a.m., Anner and G.J. Gardner Homes launch pre-sales on low-maintenance single-family ranches at the Fairways at Buffalo Run - some of the only new patio ranches in the area, at prices well below what they go for in other parts of town.
"I could have three deposits already for these, but we wanted to get our ducks in a row first," said Anner, who has plans to show you today at G.J. Gardner's design center, W. 120th Avenue at Tejon, nine miles west of the sites on Commerce City's Buffalo Run Golf Course.
G.J. Gardner has formed a partnership with the developer to build the remainder of the sites in the Fairways, a security-gated enclave bordering an area of water features along the 7,400-yard course. Anner's designs (you'll see the floor plans) run from 1,750 to 2,000 square feet, plus 2-car attached garage, and an option for additional finished living area in the basement.
Prices start in the $290s - levels that Anner is committing to hold only on this first release of 11 sites. That lowest price, $294,000, will get you 'The Woods,' a 2-bedroom-plus-study ranch with a wide great room with fireplace, kitchen with slab granite in the kitchen and master bath, under 9-foot ceilings, with wood floors in the entry area and kitchen-nook.
Size is 1,750 feet - and if you tack on another $35,000, Anner will finish the 9-foot basement with an added guest suite and entertainment area - a big dividend in finished area.
"There is really no product at this price range in this part of town," Anner said. Based on the advanced inquiries, he has a good idea of who the buyers will be: Around 70 percent people moving over from older homes for single-level living, including some relocating to be near their kids and grandkids. But also, around 30 percent that will likely go to younger buyers wanting the security gate, the golf, and low-maintenance - including several pilots inquiring (this is 15 minutes from DIA).
Included is maintenance - landscaping, snow, trash, everything except exterior building upkeep - for $225 a month. Buffalo Run is a public course with rates from around $18 - $25 for a morning tee time.
