New single-family ranch plans are hard to find in the south metro area, period - and the few you'll encounter are restricted situations: smaller lots with narrow setbacks to other homes, and views that are more about the suburbs than Colorado's scenic surroundings. Contrast that to what builder Scott Moberg will show you in Perry Park, a historic country-club area tucked into the base of the Rampart Range, about 40 minutes south of the Denver Tech Center.

Moberg will give you a look at what G.J. Gardner Homes is calling Inca Ridge - a tier of one-acre sites that back to a scenic hogback lined in outcrops, cedars and Gambel oak; surrounded by Perry Park's ponderosa forest and canyons of the Rampart Range. Moberg, G.J. Gardner's custom builder for Douglas and Elbert Counties, can do you a personalized ranch on one of those from the - pretty much the minimum that production builders are getting for ranches of this size in tract-type neighborhoods. And you could talk with Moberg about a customized version for a little more.Working in your favor would be the assets that G.J. Gardner brings to custom building - an international builder with networks of suppliers and services that keep costs down for buyers - delivered by custom builders that, like Moberg, deal with you one-on-one with more attention than you're likely to get from a production builder. Walking the lots last Wednesday, Moberg and I traced the back property lines of these lots, shooting a few photos to capture the contrast of this area to the standard lots that buyers are seeing closer to town. The scenery headed in and out of the area is memorable.

There are two ways to explore the possibility of Perry Park, or other acreage sites in Arapahoe, Douglas or Elbert Counties. This coming week you can visit G.J. Gardner's design center (closed for Mother's Day) just west of Park Meadows in Lone Tree - where you can see how the sites are arrayed, and arrange a personal tour of Perry Park. Or you can tour a ranch model by G.J. Gardner, open noon-until-5 today in Elbert County: from E470 take Smoky Hill Rd east to Powhaton Road, then south a mile to County Line Road, and turn east five miles Elbert County Road 17. G.J. Gardner's consultants (they're taking calls today) about other sites, or about building on your own site.
