In rolling countryside of Elbert County, out beyond the dye-cut subdivisions of city-sized lots where most builders show their stuff, lies a whole different world of site possibilities - ones surrounded by some serious elbow room; by panoramic views by day, a sky full of stars by night. Builder Scott Moberg with G.J. Gardner Homes Parker will show you two settings like that this week end, and two ranch models that match the landscape - one of them only ten minutes from Southlands mall.
Big builders tend to shun those large-lot situations - but Moberg builds on them all the time - and has prices that are way below the range you may associate with 'custom' builders. "When people think custom, they think million-dollar plus," he told me as we toured one of those ranch plans (you can buy it at $549,000).
Moberg - he calls his specialty 'personalized production' as opposed to 'custom' building - gets that price advantage from his association with G.J. Gardner Homes - 12th largest-volume builder in the Denver area, but passing its size efficiencies on to smaller affiliates like Moberg who build on select lots, rather than in big tracts. "We allow you to make changes and we'll build on your lot," Moberg adds.
But most of his buyers, Moberg says, are going for situations like the ranch he's now completing in Elkhorn Ranch, five miles from Aurora Reservoir, where he could deliver a home such as you'll see at $615,000. If you got involved earlier on, you could pick the styling - say, mountain provincial or more contemporary, and your finishes - working from a list of what he calls 'prestige' standard features: Bosch appliances, slab granite, lots of stone and timber, 3-car garage.
Included at either Elkhorn Ranch or Wild Pointe is five acres - around 27 times bigger than a 'large' 8,000-foot lot; plenty of room for toys or an out-building. "Both have serious room, but they're a choice of lifestyles beyond that," Moberg said. "At Elkhorn Ranch you're so close in that you can be at Southlands or on 470 ten minutes from your door. Wild Pointe is further, but it's in Elizabeth, with its own restaurants and shopping, a charter school, even a Wal-Mart."
Average G.J. Gardner Parker buyers, he adds, are a couple coming from Highlands Ranch, wanting much more room to spread out. They could be downsizing to a ranch (sizes range from 1,800 to 2,200 square feet or larger); or could be looking for a wide-open environment to raise kids. Moberg and Jason August will be on site today and all weekend to show you what you could move into soon - or to help you plan a home. "You're going to know what it'll cost," August said. "You won't hear any of the 'net-cost-plus-15 percent' talk that other builders use."

Gardner Parker's ranch model in Elkhorn Ranch today or this weekend (in final trim phase, far enough along to walk the home and see trim choices) from E470 take Smoky Hill Road southeast, two miles to S. Powhaton; turn south a mile to County Line Road, then turn east five miles to Elbert County Road 17 and watch for the sign.
